There is growth and there is growth. Just chopping up land into smaller pieces and scraping off the vegetation doesn't benefit anyone but the bulldozer operator and the land flipper. Building more auto-dependent housing and retail sprawl isn't beneficial growth either. Even in T or C.
The land development business, or "real estate industry" has its share of cheap-jack hucksters, indeedy. Yes it does. Perhaps more remarkable are the crowds that buy the snake oil - bullish on a magic market where land never loses value. Pshaw.
Bullish claims of greatness are typical of land development projects. Developers promise anchor tenants who will create jobsjobsjobs. They are often successful in attempts to gain entitlements from the cities or counties. And often the jobs never materialize.
The New Mexico Independent notes that Truth or Consequences, New Mexico, went ahead with the decision to annex a huge chunk of land based on the developers thinly fabricated promise of a NASCAR track. And don't forget this is another BLM deal.
Community leaders will swallow hook, line and sinker because they are either irrationally hungry for investment, deluded into believing the promises, or on the take. It is easy to sell the dream to the electorate - people get all starry-eyed and pollyanna about growth.
The massive leveraging of hope and credit behind this dominant paradigm is the ruin of our economy and water supply. Watersheds and habitats. Farmland too. You'd think we'd know that by now. But no.
Forbes says Albuquerque's housing market is going to be fabulous - based on one job projection, (that may still assume electric cars and jets), and the musings of the National Association of Home Builders, who tend to be a little bullish about such things as, you know, home building. But never mind all that, it will be fabulous in comparison to the other housing markets that are so overbuilt. So let's hurry up and overbuild like that here. Bull poop and snake oil.
